This course is not for persons who have no money issue to process there property purchase..
The course addresses persons that have Little to No Money and who wish to become a property investor. Especially the younger persons who simply can not save up the necessary 10% - 25% deposit and settlement costs and also addresses the older person who the banks simply are not willing to lend too.
For Little to No Money and less than 4 hours per week you can become a property investor without the need of a large deposit or taking on the risk of a Joint Venture Partner.
1. You rent a 4 - 5 Bedroom House in a suburb close to you for say $550.00 per week, with the right that you can sub-let one or more of the rooms.
2. We will show you how to legally never pay a landlord the usual 4 weeks bond.
3. You will then sublet each bedroom (Refer flatmates.com.au) for say an average of $250.00 per room per week = total income of $1,250 per week, less the head lease of $550 per week and less elec, gas, water, nbn, ins, and cleaning say $200.00 per week = Profit of $500.00 per week.

4. Just imagine if you rented 3 or 4 properties and achieved $500.00 profit on each property, infact that would most probably replace your current annual income.

The investor rents from the property owner, controls the property and then re-lets the individual bedrooms to roommates. The properties are commonly large houses with a maximum of 4 to 5 bedrooms and 2 or more bathrooms.
Assume you rent the house for $530pw,
Then sub-let 5 rooms for $230pw or gross $1,150,
Less the head lease of $530 = $620pw profit,
Less the utility bills, cleaning etc. say $150pw
Your net profit equals approximately $470pw or $23,500 per year or more.
